How it works
Stamp duty = value × state rate. Registration = value × registration % (with cap). Total = duty + registration.
Example: ₹50L flat in Maharashtra (male) → duty 6% = ₹3,00,000 + registration ₹30,000 = ₹3,30,000.
Frequently Asked Questions
What is stamp duty on property?
Stamp duty is a state government tax on property transactions, paid when you register the sale deed. The rate differs by state, city, property type, value and the buyer's gender — women often get a concession.
Is registration charge the same as stamp duty?
No. Stamp duty is the larger tax paid to the state; the registration charge is a separate fee for recording the deed at the sub-registrar's office. This calculator shows both separately and their total.
Who gets a lower stamp duty rate in India?
Women pay less in several states — e.g. Delhi 4% vs 6%, Maharashtra 5% vs 6%, Haryana 5% vs 7%, J&K 3% vs 7%. Karnataka, Tamil Nadu, Telangana, Gujarat and Kerala give no gender concession.
How is stamp duty calculated on a property?
It is a percentage of the property value — usually the higher of the agreement value or the circle/guidance rate. Where the circle rate is higher, duty applies on that amount, so calculators are estimates.
Are these rates current and exact?
Rates reflect 2026 state notifications and match major metro figures. Actual duty can vary by locality, ward and recent state changes — confirm with your sub-registrar or a property lawyer before paying.
